Black Lion House

Extensively refurbished and modernised listed home dating from the 1760s. Built of a timber frame with a Georgian brick frontage the house was damp and in a poor state of repair when purchased.

The practice obtained listed building and planning permissions for the comprehensive refurbishment works which involved the replacement of the roof structure and the re-instatement of dormer windows, plus a new heating system and new electric wiring throughout. The timber frame was repaired with glass fiber rods and the windows refurbished, draft sealed and rotten sections replaced. A damp proof course was injected into the ground bearing brick work and the roofs and walls were insulated throughout. Many lost original features were reinstated and as part of the works a new extension was added to the kitchen in traditional brickwork to improving the layout to give a modern family home.

The practice tendered and managed the works as well as sourcing reclaimed materials, and maintaining and extensive site over view and control of the work and budget.

The result was a comprehensively modernised home designed for modern living with the original beautiful features retained and the fabric repairs and enhanced.
